We understand that our clients have bespoke requirements and individual needs. Our approach is therefore very flexible and will be tailored to suit your specifications.

Our Process

01

Concept / Briefing

We will arrange an initial meeting to discuss your requirements and aspirations for your new home. During this meeting we will clarify how Rosewood Bespoke can meet these expectations. At this preliminary meeting we will present to you our fee structure for the design & planning stages of the project.

Design

A further meeting will be arranged with our design team to discuss the concept designs for the exterior and interior. We understand this is an experimental phase and may require several meetings. During the design process, we will also agree the material finish, specifications and level of interior design service you require.

Planning

Once design approval has been confirmed, our team will create a planning proposal and submit the scheme to the Local Authority for planning approval. Planning consent is usually received within 8 to 12 weeks of submission.

Contract

During the planning period, we will calculate and compare the probable construction cost of your house, and also carry out an in-depth cost-benefit analysis. This will also include the contractual agreement and will contain the principal cost, project completion date, design specifications and payment arrangements.

Build Phase

Once the contract has been signed and we have received planning consent, we will commence the prestart planning phase. This will allow the actual demolition and construction project to commence. Throughout the construction phase we will have regular progress meetings with you to agree the valuations.

Completion

Upon completion of construction, not only will we hand over the keys to your dream house, we will walk you through, room by room to inspect and review your new home. We will provide you with a welcome pack including certificates, warranties and manuals. The Rosewood team will be available to solve any teething problems for 2 years after you move in.
