Steps to your dream home...

An initial meeting will be arranged to discuss the art of the possible, your aspirations and the requirements of your new home. During this meeting we will clarify how we can assist you on this journey. Post meeting we will then walk your through next stages, alongside presenting our fee structure for the design & planning stages of the project.

A further meeting will be arranged with members of our design team to discuss the concept designs for exterior and interior. We appreciate these are concepts and that various reiterations will be required. During the design process we will work with you and the confines of the local authority to agree the material finish, alongside the specification, technology pack and level of interior design service required.

Once the design has been agreed upon, our team will create the detailed plans required by the local authority for review and approval. Prior to submission these will be shared for review and walk through. Planning consent is usually received 8-12 weeks from submission.

With the plans, materials, technology pack and interior design service finalised we can now calculate the construction cost of your new home. This will be in the form of a contractual agreement, containing the cost, breakdown, design specifications, milestones and completion date.

Once planning consent is received, and post contract award, we will commence the prestart planning phase. This will allow the actual demolition and construction to commence. Throughout the build, meetings will be held on a regular agreed cadence with the team on hand to walk you through any of the process and cover off any questions you may have.

Upon completion of your home, we will give a comprehensive walk through of the internal and external space. A completion pack will be provided, including certificates, warranties and user manuals. Our post completion service includes a regular check in from the Rosewood Bespoke team for a period of 24 months.
